Position Summary The Utilities Manager is responsible for the audit, compliance, reporting, and assurance of company/program policies and procedures related to the management of all utility management programs, utility systems, utility billing, utility vendors, and resident responsibility programs. Position Reports To: Community Director Essential Functions/Responsibilities
Conducts weekly vacant home and property inspections to insure energy savings compliance. Responsible for providing weekly reports to Community Director accounting for utility billing status for property billing and resident payment status Serves as conduit for residents between third party billing provider and property Analyzes all utility billing from outside entities for accuracy Conducts energy inspections with Maintenance Supervisors Provides weekly/monthly/quarterly/annual reporting requirements for Department of Army Resident Responsibility Program Maintains healthy working relationship with vendors and team members to ensure quality of product/service is received Manages relationship with third party billing providers and insures terms of contract are adhered to Attends town halls as property spokesperson for utility programs Responsible for warranty and product oversight for utility or utility related systems Conducts property business according to company policy. Performs other duties as required. Education and/or Experience. Must have high-school or equivalent education and experience in multifamily housing property management. Skills/Specialized Knowledge
Must be able to concentrate on intricate detail with some interruption Proficiency in word processing, Microsoft Excel, and database management programs) in order to develop and/or complete required reports Ability to operate standard office equipment. Good to excellent spelling, grammar, and written communication skills. Excellent telephone and oral communication skills. Qualifications To perform this role successfully, an individual must be able to perform all essential functions satisfactorily. Required Licenses Valid drivers license if required to operate a licensed motor vehicle in order to perform the job duties. May be required to occasionally lift and carry up to twenty-five pounds. The employee is required to speak, hear, and comprehend the English language. Vision requirements include close and distance vision and the ability to adjust focus. Must be able to sit or stand up to eight hours a day as well as walk and reach frequently. Must use hands to finger and hold. Must be able to travel independently. Mental Functions The ability to collect and comprehend data in order to problem-solve variables in standardized situations. The ability to concentrate on work of moderate detail with some interruption and office background noise. Work Environment Normal office or administrative working conditions with little or no exposure to undesirable elements.
